Home extensions are one of the most popular home improvements in the UK, and it’s no wonder. First of all, they can give you extra living room without the hassle and costs associated with moving, as well as adding value to your property. If you’re building an extension this year, here are our tips to maximising your home extension in the new year to ensure that you get the right results for your investment.

TIP 1: CONSIDER WHY YOU’RE BUILDING AN EXTENSION ON YOUR HOME & WHAT WILL YOU USE IT FOR?

This is a simple question, but equally a critical one. You are about to embark on a significant project, in which you’ll invest your time and money. To ensure that you end up with the desired results, it’s a good idea to understand why you want your extension, and how you will put it to use. For instance, always make sure your architects and builders understand your goals for your extension as well when you’re in discussions with them in the future.

TIP 2: WORK OUT THE MOST USED PARTS OF YOUR HOME TO GET THE BEST USE OUT OF YOUR NEW EXTENSION

Secondly, think of your new extension with your problem-solving head on and ask yourself the following question:

Do I have enough storage, or am I tripping over the ever-expanding sports locker in my porch? If you’re driving around with a car full of band instruments, hockey sticks, wellies and anoraks, your extension might be put to best use creating much needed storage space.

My friend used to refer to her car as the mobile shed. There were upsides: she could always rustle you up a dressing up costume or PE kit in the school car park and she once produced an impromptu birthday gift and wrapping from under a sleeping spaniel – all very impressive! However, she’s a great example of someone who could’ve benefitted from an extension.

Then there’s the floordrobe. Nothing quite touches the soul like wading through heaps of clothing, shoes and handbags; a dressing room that is like an elusive mirage in a desert of lost shoes. If this sounds all too familiar then make sure that your home extension creates enough wardrobe space for your clothes above all else.

TIP 3: CREATE ADDITIONAL BEDROOMS FOR SEPARATING SQUABBLING SISTERS THROUGH YOUR HOME EXTENSION

Are your offspring mounting counter attacks from their bunk beds? In other words, do you have an invisible frontier running through a shared bedroom, something akin to a dividing forcefield? Maybe it’s time to think about a new extension or loft conversion to give you that extra bedroom – most importantly, your sanity could be restored by the addition of a new space.

TIP 4: UNDERSTAND WHAT TYPE OF EXTENSION YOU CAN HAVE

If you live in a road of similar houses, have a little peek at what other people have done. Interestingly, your local planning portal will have recent applications from neighbours and this is all available for public access. This is an excellent place to start your home improvement journey.

A study of very local extension applications will not only give you creative inspiration, but it will also give you an idea of schemes that your local planning department do and don’t like. This really is a worthwhile exercise, and critical when you are planning your extension and home improvement.

TIP 5: GET MEASURING & START SKETCHING YOUR FUTURE EXTENSION

It’s as simple as that. Finally, after you have worked out what your extra space will be used for and where that extra space will most likely be, measure, sketch and measure again. Once you have some ideas and have thought about maximising your home extension in the new year, it’s time to consult the professionals and turn that extension dream into a reality.
